How Our Climate Shapes Exterior Decisions
The humid continental climate here places specific demands on every exterior material. Cold winters bring freeze-thaw cycles that crack vulnerable siding and heave improperly installed pavers. Humid summers drive moisture into building cavities. Wind-driven rain tests every flashing detail and caulk joint on the building.
The right material choices need to account for these conditions. This is not a market where the cheapest option is the smartest one. We advise on products that perform over decades, not just products that look good on installation day.
Siding That Holds Up
Hardie Board fibre cement siding is the material we specify most often. James Hardie products are dimensionally stable in freeze-thaw conditions, non-combustible, and resistant to moisture infiltration. The HardiePlank lap siding profile carries a 30-year limited warranty and comes pre-primed for paint adhesion.
Engineered wood siding such as LP SmartSide offers a wood-grain appearance with better moisture resistance than traditional wood. It carries a 50-year limited warranty and is treated with a zinc borate preservative.
Vinyl siding remains the most cost-effective option. Quality vinyl maintains colour stability and does not require painting, but it can crack in extreme cold and has limited impact resistance. We do not specify traditional wood siding for local exteriors due to the maintenance demands of the climate.
Roofing for Local Seasons
The roofing season runs March through November. We specify IKO and GAF architectural shingles on most projects, both carrying 30-year manufacturer warranties. IKO shingles are manufactured in Ontario, which improves material availability and trade pricing across the GTA.
A typical roof replacement includes removal of existing shingles to the deck, inspection and replacement of damaged decking, installation of a self-adhering ice and water shield in the first 1.8m from the eaves and in valleys, synthetic felt underlayment, new drip edge, and new shingles.
Flat roof sections, common on local additions and modified Victorian rooflines, require TPO membrane or modified bitumen, both carrying 20 to 25-year warranties when installed correctly.
Windows and Doors: Where Energy Savings Are Real
Window replacement is one of the highest-return exterior improvements in the GTA. Energy-efficient triple-pane windows reduce heating costs, improve acoustic performance, and eliminate the condensation and drafts common in original single or double-pane units.
Jeld-Wen and Pella are the window brands we specify most frequently. Both offer ENERGY STAR-certified triple-pane options with low-E coatings and argon fill. We source windows through trade accounts, delivering better lead times and pricing than retail channels.
Window enlargements that increase the rough opening require a building permit if structural changes to the wall framing are involved. We manage the permit and structural assessment as part of the window scope.
Entry door replacement improves both security and energy performance. We specify doors with a minimum R-5 insulated core and multi-point locking systems.

Four factors consistently determine where a project lands: property size, material specification, structural conditions, and heritage designation. Our pre-construction walkthrough documents visible conditions, and we build contingency into the scope for conditions concealed until demolition.

Heritage Properties: Additional Rules, Same Fixed Price
Approximately 7,000 properties locally are listed or designated under the Ontario Heritage Act. Properties with heritage status face additional restrictions on exterior alterations. Changes to the primary facade, roof profile, window openings, and cladding may require approval from Heritage Preservation Services before a building permit is issued.
We identify heritage status during the pre-construction review and advise on what requires heritage approval. For designated properties, we specify materials that match the original in profile, texture, and colour. Heritage projects typically run 20 to 30% higher than equivalent work on non-designated properties due to longer permit timelines and specialised materials.
Heritage-designated properties are concentrated in Cabbagetown, Roncesvalles, the Annex, Leslieville, and Riverdale. Newer suburban housing stock in Mississauga, Vaughan, and Markham typically presents cleaner scope conditions with standard building codes.
Soffit, Fascia, and Gutter Systems
Soffit and fascia are the finishing and ventilation components at the roofline. Fascia boards cap the rafter tails and support the gutters. Soffits span the underside of the eave overhang and, when vented, allow outside air to enter the attic for temperature control and moisture management.
We replace soffit and fascia with pre-finished aluminum profiles in most exterior renovation scopes. Aluminum does not rot, does not need painting, and withstands the local weather without warping.
Vented soffits paired with continuous ridge vents create a balanced air exchange that reduces ice dam formation in winter and attic heat build-up in summer, both common causes of accelerated shingle wear on local roofs.
Seamless aluminum gutters are the standard for residential exteriors. We size gutters to the roof area and local rainfall intensity data and specify downspout extensions to discharge water at least 1.8 metres from the foundation.
Driveways, Walkways, and Exterior Stonework
Curb appeal is the sum of every element visible from the street. Cracked concrete driveways, heaved interlock, and deteriorating retaining walls reduce the impression a renovated building makes.
Interlocking stone driveways are the most requested hardscape upgrade in our exterior scope. Properly installed interlocking driveways flex through freeze-thaw cycles without cracking, unlike poured concrete which fractures predictably within a few winters. We install compacted granular sub-base to 300mm depth, edge restraints, and compacted sand bedding to manufacturer specification.
Retaining walls manage elevation changes. Stone veneer over concrete block or natural limestone handles the soil pressure common on sloped lots. We integrate drainage aggregate and weeping tile behind every wall to relieve hydrostatic pressure.
Landscape lighting extends curb appeal into evening hours and improves property security. Low-voltage LED systems with weatherproof fixtures are installed as part of the exterior scope where requested.
Exterior Painting: The Final Layer
Exterior painting is the last scope item on most projects and has an outsized impact on the finished result. A fresh paint job unifies new siding, trim, windows, and doors into a cohesive appearance, and protects the underlying cladding from UV degradation and moisture.
We specify premium exterior coatings rated for our climate: Benjamin Moore Aura Exterior, Sherwin-Williams Emerald Exterior, or equivalent products with a minimum 10-year warranty. Surface preparation is the work that determines paint longevity. Paint applied over inadequate preparation fails within two to three years regardless of product quality.
